设计概念  选定之建筑物地址在城市结构中具有策略性地位,邻近市政厅及纵贯南北的主轴线,坐落于东西向深南大道上,显示出此地址为城市的中心。主宰外围地区的中心--证券交易所有超越该处的一定的声望,另一个都会焦点于是产生--“副中心”。为强调此情景,周围高层建筑变成了「响应」证券交易所塔楼的部份安排,所以在城市构筑中建立了一个优秀的中心。南方博时基金大厦建筑与邻近所有高楼有着明显的差异。基金大厦会以它非凡的设计,座落在建筑阳角位置上,呈现它在众多高楼中的主宰优势。
建筑功能布局  建筑设计 规划中的塔楼为一简洁45 米 x 45 米的方形,有42 层楼,总高度约200米。裙楼框住部份塔楼底座区域,入口区、对外营业厅及高档饭店都将坐落于此。塔楼建筑本身到顶部为一高度雕塑建筑,具有与整个建筑整合在一起的垂直纵向花园,因此给予这座塔楼非常独特的外观,有了与众不同的风格以及永续的设计。以垂直面而言,此塔楼为成层结构,分成两个分别由五至六个楼层组成之区域,不同区域交互呈现三至四次。此类区域由六个同样具有方形外缘的楼层组成。其它五个楼层的区域,在外观上则为具有高度交综变化之形式每个个别单独楼层看似不同,大幅的建筑收进及极为外伸
的悬臂与假想的幕墙线交替变化。以简单的方法便可使个别楼层布局每次旋转九十度,就有如这些楼层是彼此钉上一般,直到五个楼层组成一

3.2. PROGRAM LAYOUT
The tower building in plan is a simple square of 45 m x 45
m, with 42 floors and an overall height of about 200 m. A skirt building partially frames the tower in th
e base zone, where the entrance area, the public business hall and a high class restau-rant are located. The tower building itself rises on top as a highly sculptured building with vertical gardens integrated in the archi-tecture such giving the tower a very distinct appearance talking of alternative work-style and sustainability. Vertically the tower is a layered structure featuring two different zones of 5 to 6 floors each which repeat alternating 3 and 4 times. One such zone has 6 identical floors with a square outer perimeter. zone of 5 floors is highly complex in its outer appearance:
Each individual floor is seemingly different; deep setbacks and far outreaching cantilevers interchange along the imaginary façade line. A simple approach is to rotate the individual floor lay outs each time for 90 degrees as they are stapled on top of each other until 5 floors form a block with four individual facades. But the sky garden also has the advantage that its purposely versa-tile outer appearance is very flexible and can easily answer indi vidual situations. There are three identical such blocks of 5 floors each, which again can be twisted for 90 degrees as they repeat, which would make for 4 different elevations.
The main entrance lies in the north with a covered drive up which in continuation via a roundabout back to the access street in the west. Southwest a one-way exit ramp from the underground parking also connects up with the road system. A symbolic feng-shui door is positioned at the south eastern c
orner. The entrance lobby with the adjoining business hall has luxurious dimensions with tall spaces and interesting volumetric situations. The ma-terials used are elegant surfaces of stone and wood, glass and metals.
3.2  PROGRAM LAYOUT 建筑功能布局
个独特外观的区块。空中花园亦有可使外观多变的益处,其相当灵活并且可以满足各种不同情境的需求。塔楼具有三个这种由五个楼层所组成的楼块,也可以用九十度方向扭转,如此便做出四种不同立面。
大门位于北方,有一条有遮蔽的车道,车道是经由圆环回车至西侧出入道路。西南侧为停车场的单向出口匝道,与道路系统相连。象征性的风水门位于东南角。与营业厅毗连的入口大堂有高大的空间及相当宽敞的环境,具舒适豪华的规模,材料为采用石料、木料、玻璃及金属等具有高雅表面的材料。
垂直交通  办公楼竖向运输系统流量分析所采用参数为:等候时间少于30秒,五分钟载能力为总人数不低于12%,办公楼层的使用人数按照业主的指标,每层大约80人。电梯组之服务楼层以南方及博时基金之办公楼层划分成两组。分别为低层及高层(7部, L4至L11及L32至L42)及中层(7部, L12至L30) 。
在裙楼设有两部货梯从B4至F3(餐厅),这两部电梯主要用于从地下车库上至地面层,再经由大楼内部
的高层电梯去更高层。另外这两部电梯将与餐厅自有的电梯为F3层的餐厅共同服务。其中一部服务电梯从B1至F3餐厅层。
